A 15 year old with a FB can pop up with a web search, much less a big 'app developer' or what not.

@Brian Burke   I agree I have not built anything like that just single family homes.. whole nother kettle of fish vis a vi insurance and what not. 

if everyone operated on the fear of failure, nothing would get done. you will definitely fail if you don't try. get out there and make a deal, win or lose, just do it. people learn from their mistakes and if you make one the first time out, then you have learned what not to do the next time

My realtor gave me a typical landloard from form california realtors but it had so many clauses I am having a tough time going over it fully, plus it has addedum for smoke detector, lead paint, megan sex offender and what not.

But I have not come across a "professional" (you know, GUI-driven and whatnot) program that is limited to what I need and doesn't charge me a monthly fee.

@Frank Artusa Cant give you advice about that specific are but in terms of investing in seasonal rental properties a lesson i learned is that you have to REALLY analyze the vacancy rates because thats what really affects profits..the other difficulty is hiring an agency and getting a solid contract making the renters pay for cleaning costs and what not...other then that vacation rentals are pretty smooth because the renters are just on vacation and not looking to cause damage

Anything helps, thank you so much :)It's hard for someone to say how much you should have and whatnot because everyone has different expectations.ive done flips, rentals, lease to own, subject to and I've finally landed on new construction and this is where I'll stay.Might explore subject to deals.

Just when you go to change the locks and what not make sure you have your court documents handy incase the police show up.
