Have them walk current or finished projects to get an idea of what they might charge for future projects.

If they decline to share, that is a red flag which would warrant walking away or at a minimum substantially reducing the price instead and basing the offer on your own numbers validated by third parties.

You should always be confirming this before a walk through, unless you are doing a group walk through time over a couple hours where the investment is lower than an individual showing. 

I come in and make low ball offers within a couple hours after I walk the properties with the listing agents if I like the houses.

@Rebecca ReadusA couple thoughts:-- When working with house-hacking clients, I set up searches for listings with the words "walk-out" and any derivation of those words in the listing.

You can find the deals, just have to be connected to the locals and walk into those units reeking of cat piss and say "Smell's like a deal, baby".
