Just out of curiosity - how do people calculate DSCR?

I’m predicting that people sitting on the sidelines due to rate volatility over the past year will realize that waiting is futile and will stop sitting on their hands.

So, if it is more of the 2nd on there...I'm sure that some people might comment to "Do This" or "Do That"...but how do you know if any of them are correct?

If you own cash, then you will probably have to get a loan to buy out the other person (most people don't have hundreds of thousands of dollars sitting around to buy someone out). 

Do I give up access to transportation, restaurants, cultural activities, doctors, emergency medical care, religious and business activities, vet care and maybe more, to live in the country on my ranch or on the beach in a beautiful country, or do I keep access to all those things and live in the city?

One tip is too is reaching out to some people in your market place that are doing flips and see if they can send you their spreadsheet they are using.
