For most people property management is a luxury, not a necessity.

Necessity is shown only when the state's objectives could not have been achieved through less dramatic modifications of the contract; reasonableness is a function of the extent to which alteration of the contract was prompted by circumstances unforeseen at the time of its formation.

Starting out and developing a base income are what I see as the most challenging starting point to paying for basic necessities in life.

Not even because people want to see it, but because it is a necessity to see a home before purchase - to the buyer, to the lender, to the buyer's agent.

.), RE costs on the front and back end, possible value loss duirng hold time, possible necessity to fire sale below the $350k, etc.

In acquiring this way ,I would get  great deals and avoid quiet title necessity by getting the owner to sell quit claim which was better than him losing the property with zero zilch for it.

Hi Steve,You are absolutely right RE: necessity of termination, i was just highlighting what the homeowner was willing to do.

While you can find the numbers that work for you AND you're certain the seller is in dream land, that doesn't make an urgent necessity for the seller - - in fact, they sometimes just withdraw the listing.The knack of closing the deal is getting the agents to negotiate a price that fits all parties.

I am extremely aware of the necessity of continuing my education on the subject of REI and the importance of a mentor for guidance and knowledge that a seasoned and experienced real estate investor who has already been successful in the business could provide.
