If we were to see a tenant smoking outside on one of our properties we would remind them the property is smoke free a time or two before levying a fine.

Bank reserves protect against default, but if the monetary system came crashing through, a $3T levy of bank reserves will not withstand $100T+ of dollar based debt (about $45T foreign and $55T domestic), plus all of the sovereign debt, plus all of the eurodollar system.

I just came back from Memphis after checking out our rentals there as I believe in trust but verify.All properties were in decent condition, some I have never seen before.Tennessee has a Fonce tax exemption for excise tax so be sure your CPA gets that so you can avoid excise tax if you're not filing as C-Corp.We've worked with current property management for 11 years successfully, Mid South Home Rentals in Arlington,Tn.

Its very expensive here in Irvine and often home owners with out kids find them selves paying subsidies linked to local districts that are levied upon the home owner with out any kids so its probably better to live in areas with out education linked taxes like Mello Roos.How are the state income tax rates in Atlanta?

The towns already have the mechanisms in place to capture revenue from rentals with occupancy/excise taxes and there is the added Cape Cod & islands Water Protection Fund excise tax of 2.75%.Keep in mind that different towns have different registration policies and fees but even the highest registration fees aren’t over a couple hundred dollars per year.
