@Sam Nesheiwat hey where I’m from in New Jersey I found that Wells Fargo will do it on a investment property 60% ltv and of course a little higher rate then usual , he’s going to give me exact numbers Tuesday morning if you’re interested in knowing .

From a quick glance, it looks like New Jersey is one such state.
