My realtor mentioned the later that works with the local title insurance, but when the realtor spoke to her about my situation she said I needed to check with a CPA to see if my sale would qualify as a 1031 and that she is just the "accommodator" of the money as it exchanges hands.

For example, Inheritance tax, capital gains tax ( not planning on selling but just in case), etc. do we create an llc within a trust or do we create a corporation. my accountant recommended a c corp and doing a title transfer but from the research I've done the leaves us liable to capital gains tax.

We were considering having a family member who is over 55 to be the primary applicant, while our LLC is the co-applicant and are waiting to see if the park would allow the title to be placed under an LLC vs. the primary occupant.
