I never even read your response :PI honestly simply admired him for not just making empty claims and back up clams with proof (I always do this and often people give me crap for it).. so that is why I said it...My message was never aimed at you my good feller.But again..Hats off to you man, you absolutely are a powerhouse of honor.We need more people like you.

I don't think there would be an issue there as long as you have your realtor hat on first and foremost.

Now I have to put my Investment Hat on (yes, I own a lending company, but we're an investor too).

Odds are this is going to come down to some kind of deeply personal issue going on and you're going to find you need your psychotherapist's hat as a landlord.

As long as you or the seller isn't just pulling a number out of a hat or the sky but can base a price on a credible verifiable factor or market condition.. that often has a way of ensuring then you have a chance.

Does it happen for sure it happens but its an exception not the rule and again why for a seller its very risky to let someone that is all hat and no cattle do a sub too and take title to their property while the loan stays in their name..

@Warren Bryant Being a realtor who invests myself, I look for other agents who can understand both the residential and investment market fluently and can switch hats pretty easily.
