He is doing the walk through and one of his employees would complete.These units 15 of them have tenants living in them.The complaints are leaky faucets,to pipes on the condenser line leaking,to when they flush the toilet upstairs there is a leak above the kitchen etc.There is only one unit out of the 5 vacant where they went in and took out some copper.I can have my PM watch the whole job and make sure they stay on task.

They have been a nightmare, always paid late and have cost us a ton of money by flushing wipes down the toilet.  

The tenant called because the toilet wouldn't flush/drain due to tree roots clogging the sewer line.The plumber tried to clear the clog without removing the toilet, but couldn't reach the clog. 

I've been in homes, however, where tenants actually leave the toilets not flushed, sinks full of dishes, etc., because they don't want to move so make the place uninviting to say the least.

Recently had couple of plumbing issues where the toilets were not flushing.

Flushing refrigerant lines per manufacturers recommendations, pressure test and vacuum all lines to prevent leaks and moisture.

I've had one split (from an overweight tenant according to the plumber) and another clogged because our tenant was flushing her "sanitary napkins". 

I also have signs in each bathroom asking them to flush only TP and nothing else.The city manages the tanks and pump so they come by once in a while and dump some super commercial Rid-X type stuff.

During your option period you can get your inspectors and/or contractors in there to flush out any surprises.

The sliding door to the deck will also be adjusted so it fits flush against the door frame and is not exposed to the outside.
