The outdoor section of a heat pump extracts that heat from outside and transfers it inside.

He is renting out 2 bedrooms and there is also a large unfinished space on the first floor with direct outdoor access, that he plans to turn into another rental unit.  

Just have to add more amenities such as outdoor space (pools, hot tubs, outdoor bars etc) and higher end finishes on the inside of the house.
