I am  pretty new to real estate, but I enjoy and I am pretty good at finding and analyzing deals.

We have enjoyed listening to the podcasts, and consequently developed a niche finding distressed sellers in Cleveland, Oh. 

So I ask you investors and other wholesalers, what are some good practices that you enjoy when you dealing with a wholesaler?

Given your audience, your role, and your potential liability, I'd do the same in your shoes.But I do so enjoy questioning things, analyzing, looking for flaws, and having my own exposed and corrected.

I really enjoy the business and this is definitely the career I want to pursue, preferably I want to be in residential RE, but I am worried that apps might take over the industry.
