Perhaps you could also try encouraging him to get setup on automatic payments too, like the kind offered through Cozy, so you don’t have to go through this every month going forward.

I would recommend educating yourself on underwriting multifamily properties so that you can ensure that you get a good entry price and I would also encourage you to plan the renovation business plan carefully as this is the area that carries the most risk. 

They reflect landlord strategy and have nuances that encourage tenants to shoulder more/less maintenance, pay rent on time, etc.  

I encourage you to have a sit down with an attorney familiar with California's employment laws.Again, onerous. 

I mean this to be encouraging and not negative.

I know this is not "your" decision, but if your wife shares your interest in real estate, I would encourage her to consider her life choice like a real estate deal. 

Just because you make a lot of money now doesn't mean you'll want to stay in dentistry for your entire career.I encourage you to get started now if you are ready!
