The front house needs big ticket items done - there aren’t even any interior walls (roof, windows, a little foundational work, update electrical, carpets) but is in “good” condition otherwise.

I would like a separation of gas and electric, framing, dry wall and doors.

Then if there are no hammers coming down from the town code enforcement officer, the studio apartments would potentially net $300/each/month after expenses (those include Heat, Electric, HW).So the potential positive net cash flow is anywhere from $300/mo - $1500/mo. 

The property has three 2br units and the rents are as follows with tenants paying all utilities but water :Unit 1: 800Unit 2: 750Unit 3: 650(Unit 3 is mine and a room is rented out to a friend) I haven’t received my first water and electric bill for the house lights but those shouldn’t be too excessive.I want to start working on putting together a deal for another multifamily with 3-4 units in about a year.

My main interest in this forum as I slowly transition from cubicle dweller to independent investor is to build up my network and contacts and perhaps eventually find the next opportunity.Other than RE I'm a computer nerd for my day job, other interests include building electric vehicles, electric vehicle advocacy, bicycling, outdoorsy stuff, and vintage land rovers.  

Also, anyone have any input on the fact we plan on renting the house and keeping the garage.We want to update the electric.

The property needs a lot of work, from full electrical to plumbing to new windows/frames, and wood stairs that lead to second story, just to name a few.

The other thing that is helpful is a list of cap ex improvements in the last 5 years, age of roof, Hvac, plumbing, electric, last interior updates, who's managing it, any city hazards/issues 

I have been smelling some electrical lately and suspect the saw will die on me soon.
