Every four months, get inside, go down a clipboard, keep pointing out things she needs to handle differently.Refusing to pay on recurring issues will make the problem worse.Order her a Tubshroom for each drain, that has stopped our clogged drains.She may not know better, she may be worried you will raise rent if she calls, she may not want people in her house.Our biggest disappointment is that we keep spending money on the same things over and over and over.

As a landlord, I would certainly want to know if I had unruly tenants in place and would be disappointed my PM had not screened them better.
