North Macon and growing areas above are Class A & B areas with anything from new construction to classic 1960s - 1980s single family starter homes in the 2/2, 3/2, 4/2, 4/3 bedroom/bath range.

By no means a home run or the benefit of low money down or cash recycling with BRRRR, but that simple classic 1% minimum deal is still a much more solid return than other investment vehicles or dead money in the bank.

A classic C class rental has "durable income" because in times of economic turmoil with people looking to downsize people in B class rentals may downsize to C class if they need to but few C class will move to D class so demand remains strong!

"Depends on your time horizon and goals" is the classic answer.

I made some classic mistakes managing my first property and did a horrible job screening tenants. 

Second, you display the classic signs of a motivated buyer.

Florida's onto something with their climate-controlled havens for boats and classic cars, while up north it's all about winter storage.
