If not, I would be very concerned about paying an employee to do any site work (let alone demo work where there are 100 different ways they could get injured on the job).I understand the point of your post is to celebrate this milestone in your business and I am happy for you.. it's awesome that you are expanding.

@Luis Angel Lopez  Although it has been a decade since I've flipped personally I do see 100's of flips per year.    

I will have a mini celebration once I hit the 79% LTV ratio on my current and only rental ;) Maybe in another year or two this will happen if the upward trend in my area continues.

Also, not everyone celebrates Christmas.
