Well you see, that's a common misconception among the "uninitiated".Time to open each file in Microsoft Word, 3 files, 3 seconds.Time to open HUD-1 file in Microsoft Excel, 1 file, 1 second.Time to insert buyer's and property's specific information, 30 seconds to 1 minute.Time to update numbers in the HUD-1, 1 minute.Time to convince SUCKER (sorry-customer) that what we're doing is time consuming, and needs to be done very carefully to ensure that there are ABSOLUTELY NO ERRORS (and if there are errors the CUSTOMER MUST PAY TO INSURE THEM), 2 weeks, 4 days, 7 hours.Time to prepare bill for customer, 1 minute.Total bill $500-$800 average in TX.Amount of that bill spent wining and dining state legislators to make certain they don't pass any COMMUNIST INSPIRED (ie; in effect in any "non-backward-California) rules to give any meaningfull consumer protection (pro-rationing for quick resales) legislation, about $20.00 per closing.all cash

@Tim Fitzgerald to funny I know Dave Del Dotto he has two wineries in the Napa valley one right across the street from my house.. ( moved a few years back) but when I lived there I would go over and end of he day share a bottle of cab with him and he would regale me in lore of yesteryear.. he has killed it in the premium wine business though and if you ever to out to Napa do check out his wineries the one on Atlas peak by my house has great caves and he does experimenting with different kinds of barrels and barrel tops.. to create some interesting blends..

steel pan windows need replacement
13 January 2012 | 4 replies
brick ranch house, about 60 yrs old. original windows are steel with steel pans (attached with metal clips to the studs).Have been getting quotes from 6 contractors and the price is from $4500 to high of $5300. this includes cutting the steel pans off, building a wooden frame, foam insulation, alum trim outside, wooden sill inside and trim inside.contractors act like this is impossible job to handle and i think they bid too high.I priced basic American Crafstman windows at HD and it came out with LowE and Argon to $2400.they quote Excalibur windows and i know they are paying less than 2k.does $4600 seem like a good price?

Upon move in, she had a 3 page list of requests. These included new:New vacuum cleaner bags for a vacuum which was already in the house.A wooden strip added to the front door as she thought the gap was too wide.New electrical outlets for the whole house as the existing ones were old. There were some valid requests which I fixed straight away (AC wasn't cooling below 80, one electric outlet wasn't working, washing machine wasn't hooked up properly). When August rent was due, she paid on the 11th and gave me a doctors certificate and said to please forget the late fee.The lease calls for a $75 late fee after the 5th plus $10 per day for every day it's late.
