I'd suggest looking into higher price points where there is more "room"

I have resources to invest so the focus in on Cash Flow and large returns (hence large land wholesaling) Any suggested strategies for this is appreciated!

I wonder what happens when there is a turnover. 

The only thing we suggest to our guests is if they are able to start the dishwashwer before they leave it is helpful to our cleaners, but otherwise just lock the door when you leave and have a safe trip home.

These figures suggest the property may be overpriced based on current rents, so negotiating a lower price and increasing rents could improve the deal.
