New apartments are going up southwest of the intersection of Parsons & Livingston that look like they'll be ready by spring or early summer next year, behind the new(ish) building that has Crest Parsons, the Fitness Loft & Local Matters, etc.

On a strictly ROI basis, the northern side of philly or west philly will probably give you better rent to value ratios from a cash flow perspective, however if you are planning to house-hack and have a more desirable place to live, I would look into more expensive properties in the university city/southwest philly area.

All of my properties are in the near southwest suburbs of Berwyn and Lyons.

Property taxes are a little higher in Ohio compared to Kentucky or Indiana (I'm in the southwest corner of Ohio - Cincinnati).  

I believed they have TK properties they're managing in the southwest part of chicago. 

We are in Southwest Michigan and have had success in the "classic" flipping strategies but are now targeting this new method/market.
