Hi everyone,  It seems like most lenders are prioritizing purchase transactions in the Austin area.

There are cities you can throw a dart at a map and hit a cash flowing property, and other cities where positive cash flow of any kind can be challenging during year 1.Personally I prioritize buying homes in areas that are reasonably expected to outperform the overall market in terms of price appreciation. 

The best way to do it is to prioritize what YOU value the most and find the lender that also meets your needs.

By prioritizing tenant quality, you can effectively maintain the integrity and value of your rental property.Future Potential:When considering a rental property, it's important to evaluate the potential for future improvements and renovations that can significantly increase the property's value over time.

Pay back the borrowed funds after the sale and enjoy the benefits of points and signup bonuses.4.Prioritize Relationships:In real estate, relationships are key.

Our group also did not prioritize exterior work other than landscaping/curb appeal.

Honestly I want to do this out of curiosity but just haven't prioritized it.  

When I moved in two years prior, it was at max capacity.

Since we're CF-focused, but prioritize consistent, reliable income and solid exit strategies, we focus on the sweet spot where you get a healthy combination of appreciation potential/exit strategy AND cash flow. 

I worry about ticking off my tenants by not prioritizing what they want first.
