I haven't dealt with a seller yet that wasn't appreciative that the buyer was solving their problem of getting the home sold.But, I have met many sellers who waited too late to participate in or complete documentation to process a short sale and lose their opportunity due to foreclosure sale.

I do, however, actively participate in two real estate groups, which is where I get my state specific guidance and paperwork.  

The more you participate the more you will learn and will also help others too.  

Drawing from concealment, shooting from behind cover, shooting moving targets, shooting targets while moving, engaging multiple targets, etc..Then participate in a couple matches - don't worry about doing well, just enjoy the experience.

I work with many investors participating in auctions.

A passive activity generally is any activity involving the conduct of any trade or business in which you do not materially participate and any rental activity.

Best thing you can do is to participate at one of the many REI events in the area.
