Adrian, Jerry and John to name a few.I am amazed at the lack of respect investors seem to have as to the importance of contracts, I have seen laypersons write some real junk with poor sentence structure attempting to write legal phraseology, use incomplete sentences and write ambiguous agreements.You're betting that all the time, effort and money you have invested in trying to accomplish a transaction where you may have thousands of dollars at risk or perhaps profit, is to be held together by the legal understanding of someone who got their training in high school English and off the internet or from some guru.

Back in Cuba I went to college for 3 years, I was trying to become an English teacher but I didn't get to finish since I was granted a visa to come to this country through The Cuban Family Reunification Program.

One potential lender has attractive terms (8%, 2 points, 100% financed, no prepay penalty), but on the phone he has very spotty English so it's hard to talk to him, and his contract seems suspicious in areas too.

Recently I have questioned even doing this because the presentations for non-motivated people are significantly different than they are for properly screened leads.What is always fun for me is bringing our translator to run interference b/c the seller doesn't speak English.

Your only issue is language and culture barriers - they're very foreigner shy and where the good deals are, almost no one speaks English - so you have to rely on turnkey operators like ourselves.Personally, the vast majority of our portfolio is Japanese, with euro and USA hedges - wouldn't have it any other way, but I'm biased. ;)

Dodd-Frank, I don't believe uses the words "lease-option financing" what you will find is that the DF encompasses the SAFE Act and establishes authority over any consumer RE transaction that is designed, intended to or facilitates the transfer of title in a 1-4 family dwelling by doing so.You will be very busy looking up the statutes that have been modified, adopted or the recension of regulations, going back to 1938 that I noticed.Much of this stuff lies in definitions, you can't just read the word "make" or "makes" or "maker" of a financial obligation and assume it means the same thing as a car maker or one who makes cookies, the English word has different applications.

Here's a recent article about Jose Ignacio which is just to the north of Punta del Este: http://www.dailymail.co.uk/travel/travel_news/arti....A good site for properties in Punta del Este is apuntavamos.com which has an english version.Unless you are into farmland (in which there are also excellent options), the other location that foreigners generally buy in is Montevideo which is the capital of the country and is the largest city in Uruguay.
