As a contractor I love it there because of the customer service 

We actually both enjoy our job (despite some scheduling conflicts once in a while). 

I'd say the biggest issue I've seen is not having the right contractor/service providers.

Would enjoy hearing feedback and advice on what beginning steps I need to take to get this thing rolling. 

How are you going to make sure the contractors are showing up everyday.

Your PM might be a good choice - at least they have market familiarity and will know some contractors. 

Then roof contractor removed broken skylight in the roof.

., other borrowers in your market, contacts for tried and proven contractors, etc).Of all things to do, you should not hide and ignore phone calls.And last but not least, if none of that works, list the property in hopes to recoup your losses and let another investor take over and get out of the project and take the lessons you learned and apply them to the next one.

I am currently in the middle of a rehab, things won't left with my General Contractor and I need to take action.
