You can still app, get full underwritten loan approval, clear all your loan conditions, do your appraisal, then order loan docs after you've transferred your title back to your personal name.Your settlement agent/escrow/title will most likely ask you for your LLC operating agreement to document the chain of title and that you owned your LLC prior to transferring it to your name to issue the title commitment/policy for your refi.Hope that helps.

I don't think it's a bad thing to rent it because depending where it is you'll cash flow pretty well, but I would think you could do more with that $100K+ in Texas, I could be wrong though.Word of caution, if you plan to refinance it to get your $40K out you may need to stay for a year depending on the type of loan, otherwise you could be committing mortgage fraud.

These should be people you actually know, and not an email list you bought somewhere.Approaching investors for soft commitments before you have something for them to invest in is the best way to prepare for when you do have something for them to invest in.

Pros: "guaranteed' rent though this is subject to government funding (currently funded through HUD) but we did receive payments still during gov't shut downdeposited to bank accountstenants are generally better than cash tenants because their payouts demand it.See my con but because the process is difficult for tenants they are generally committed once they find a place and are settled.

I would try to negotiate a longer commitment of the land lease or possible buy out, but if no commitment is reached within 3 years, I would sell the property to avoid getting stuck with the possibility of a huge lease increase at the 10 year mark.
