Some colors go awesome with older places, others with more modern places.  

There are buyers who are only looking at single story homes and they tend to be older people with money.

I was wondering if there are any seasoned multifamily investors in Florida who have an in-depth understanding of the market.If you're someone with significant experience in Florida multifamily investing, I would be extremely grateful if you could spare some time to answer a few questions.

Some programs allow that money to be a gift from a parent, others require that money to have "seasoning" in a bank account of 6 months or longer.That would make the monthly payment $1,936 then you add PMI $100 +/--).

It is an older home and I know there will be some larger ticket repairs needed in the coming year(s) (roof specifically will likely need work soon).

Winter occupancy is lower than the other seasons, but still produces income. 

I invest in older homes, short answer is yes, I think it's a good idea and I've added that to my list of due diligence.  

And the "norm" is not even close to what it used to be ... with many carriers going up to 1.5-2% Deductables for storm claims; or not writing policies for roofs older than 15yrs (some 8yrs!)

Plus the added tax benefits to support my current situation ($120k a year as a "single" person with "0" dependents Uncle Sam definitely gets his cut) A home my family and I could use in the off seasons on vacation plus creating a unique experience with lifelong memories for our guests sounds great to me, regardless of whether it cash flows.
