Simply because I feel my people and negotiating skills could easily be transformed and work to an extreme advantage in this field of the real estate market!

I know theres a lot of GREAT markets all over the US, but im quite sure the whole transformation thats going on day to day around Hudson county/Jersey City is.. once in a lifetime event, its now or never.4) any other smart financing ways where i could leverage that 50k a LOT like and FHA or something

Yes it cash-flows great (a little under $1200 a month, 29% cash on cash return), but the support and positive acknowledgement i received from the community for transforming an eye sore to a diamond was worth millions.

It just is what it is and it's never going to be what you're trying to transform it into being.

The list isn't huge and we have a mailing company so we don't put in any criteria other than the zoning.We've also been doing more owner occupied in specific neighborhoods that we know are transforming in a good way.

That area is being transformed by very high paying jobs, so I doubt the macro trend would slow them down.
