Yes it cash-flows great (a little under $1200 a month, 29% cash on cash return), but the support and positive acknowledgement i received from the community for transforming an eye sore to a diamond was worth millions.

I bet someone with MLS access could answer that for you with a simple search.Here is an article describing how developing the Village West (Legends) shopping area impacted KCK: http://www.post-gazette.com/news/nation/2006/12/22....I guess my point is that Cerner at the racetrack was additive and the hope and possibility, I'd say likelihood, is that in the long term Cerner at Bannister will be transformative for the area in the way Village West was for KCK.- John

The list isn't huge and we have a mailing company so we don't put in any criteria other than the zoning.We've also been doing more owner occupied in specific neighborhoods that we know are transforming in a good way.

That area is being transformed by very high paying jobs, so I doubt the macro trend would slow them down.
