If you had a house with a fenced in back yard, I will say we have a duplex with tile floors throughout, where they have dogs and there's no issue whatsoever.  

@Joe XieI just finished a HELOC and was able to get own occupied terms (utility bills still in my name, current house-hack so qualified for owner occupied) and there were no fees associated with the loan whatsoever.  

This was proposed to me by a prospective corporate tenant for the lease per the request of their Fortune 500 company:“Either party shall have the right to cancellation of this lease for any reason whatsoever upon 60 days written notice to the other party without incurring any penalty therefore.

You have to decide whether it's worth it to spend your valuable time going after someone who has no value whatsoever to offer you.

Of course these are only suggestions, but I know landlords who would give there eye teeth to fill there rentals with section 8 tenants.
