Everything I’ve read has strongly emphasized having attorney-drafted leases, that are tailored to your specific situation. 

However dressing like a banker might not work for you, it might feel forced and end up making you look and feel awkward if you’re not accustomed to it and your suit isn’t tailored etc.

Tailor it to your own situation but basically come up with any convincing argument to show the seller that even if he may end up getting a higher price, the extra time and aggravation isn't worth it for him.
