Making sure place is cleaned, keeping visitor experience at 10 stars so they come back, getting the visitors in the first place, making sure everything is safe, neighbors are happy, county is happy(depending on vacation rental rules)  (thats an important side note.

If you get deep into the settings on Zillow there is a way to see the "pricing accuracy" for certain areas, I believe San Antonio is rated 1 or 2 stars out of 5 stars, but that may have changed since I last checked.

So this current development is a good genre problem in my view--how exactly to wind up the tenancy--with tenants willing to move;  a bad problem being having to evict 10 people)......I would thank my lucky stars they want to leave and do a mutual termination of the lease (deposit return contingent on the cleanliness and condition at move out).In fact, even if this amicable separation does not work out, I would not be renewing based on these facts.
