There are good and bad options for all service providers and All service providers require oversight and management.For the most part with each of these services, you have the choice of whether or not to outsource the job or do it yourself.

I'm curious about people investing in DSM from other markets that aren't using a full service PM company like Renter's Warehouse.

S corp is great for things like service businesses, but when it comes to owning real estate, we want not to make the S corp election.

There are services much less than those you quoted.  

@Kunal Lakhwani I have never heard of Twin Cities Leasing, the name makes me question there actual service focus and my gut says it's less about PM and more focused on listing biz, which is problematic, especially in Saint Paul, but again I don't know them off hand so do research and ask questions of them. 

Maintain the absolute highest standards of appearance, cleanliness and service and families will be beating your door down.  

Make sure it explicitly explains the process for termination if you are unhappy with their services, especially if they violate the terms of your agreement.3.

I own 2 of the units for STR that I kept empty last service period just to get a gauge on things and the 4 other units still managed to use a combined 43,000 gallons which makes a $860 bill total that is split between Louisville Water@$321 and Sewer@$539.

Finally, when using these "self service" options like Zillow, Rentredi, etc. you are at the mercy of "their process" and it can become cumbersome.

Many other BiggerPockets members who have Solo 401Ks have used them and are pleased with the services.
