I'm trying to gage about how much money I will need to dish out on a monthly basis for a decent lead flow. 

(He was a tenant in the home)4) Seller was told by his back Doctor that he was going to be unable to walk up the staircase in his home and should consider selling before the scheduled surgery which was 10 days away.5) Seller didn’t have time to clean the kitchen and was too embarrassed to allow strangers in… Kitchen was so full of trash and dishes that were unclean that one could hardly walk to the sink.6) Seller was being abused by his wife and didn’t want to explain the fist holes in the walls and doors.7) Seller ran a multi room internet porn café out of his house and didn’t want anyone to know or impede his income.8) Double homicide where the bodies were left for a week… (Smelled like money)9) Seller hated real estate agents so much that he refused to earn more money by selling himself or hiring them.10) I could see the sky through the ceiling and the seller didn’t have money for the repairs.

I also look at satellite photos and street view of the property. 

They also have monthly "satellite" in the north, sound and on Kitsap. 

.- Site a tiny house or (2) and rent it AirBnB- Lease the land to a billboard company- Lease the land to a satellite or antenna company where they can put antenna's on your yard.- Coordinate with neighbor for their potential needs (direct lease to them)- Coordinate with neighbor for access to improve market value of your dog-leg parcel- Donate the land to the local garden club to improve the aesthetics and drive higher rents. 

Providing furniture, linens,towels, cutlery, dishes, pots and pans etc. is just too much work to interest me.

I don't have a dishwasher or anything, so when I do dishes by hand, I'd pop on a Biggerpockets podcast episode.

Water is still on at the house so they must be using the sink to wash dishes. 

I humbly suggest you do so now and see if the one who never does dishes drives you crazy.

You wouldn't need plans, just tell them what you would like to do, they will pull up the satellite image of the site and tell you if you are going to have any issues.
