To me, this is always better than trying to play the appreciation game.

But then there are scumbags who try to play the system.

Some rambling reasons (so you need to check into some of them):1. a ROTH IRA grows tax free. 2. you can do a self direct IRA for your properties3. yes, you have to wait until 59 1/2, but pretty sure that is for the gains...your contributions can come out sooner and tax free (cause it was put in with after tax dollars).4. rental income is taxable5. when you get old and retire from RE and have your PM do the work, you can play the stocks.6. in retirement, you should be funding your retirement with taxable and non-taxable income.

As for my reasoning to not invest in CA for rentals, the state is way too renter friendly in my opinion and landlords spend a lot of cash to evict tenants who know how to play the game here.

If this deal is a good deal at $75K then an investor should have the funds to close on $75K and not have to play the game of financing some of the deal or taking the property via land contract.2.

Many play the appreciation game but you'll be tying up a lot of your money and potentially derailing your ability to expand your business.
