If you establish a window of time in which you will be accepting applications, clearly communicate your process and your rental criteria from the start, it's perfectly acceptable to review a batch of applications at the same time, rank them according to your criteria and them process them one at a time until you find a suitable tenant.

If so, having someone else doing this work doesn't mean you're not a good landlord or doing it wrong, If anything you're doing it right if you never have to spend any time working on this property and it runs perfectly as a passive investment property which should be your ultimate goal.

If I see this, I breathe a sigh of a relief that I'm not the one exposing myself to this risk, and move on to the next deal.If it passes, some people might be perfectly fine with that, but in my case I'm still not done.
