Just remember regardless of anyones perception of what I stated in rule #8, the definition of Fair Market Value is you need a motivated seller and a motivated buyer.

Bull Realty is based in Atlanta and they have a good CRE show as well: www.commercialrealestateshow.comIf you want to really know how to make a syndication deal work, you might consider participating with an experienced syndicator as a passive investor and asking lots of questions, or perhaps offering to help, to learn what a pro would do so you can emulate it later.My perception is that most people who get into sponsoring syndication deals start pretty small and do progressively bigger deals.

That's when the plush and soft carpet padding comes into play making them think the carpet is more high end than it is.It's not about actually using expensive stuff it is the perception that the buyer is getting nicer stuff for a cheap price that makes them want to buy.

They will appraise for less and the buyer perception or stigma of modular is still undesirable.As for the cost to rehab or build new it all depends on type of construction and level of finishes.
