And of course this really all boils down to intent and your pattern of business.If you routinely act as a broker IE have a flashy website.. advertise on craigslist JUST LIKE  A RE broker with pictures and descriptions. appoitnments to show homes to prospective buyers . your going to have a hard time with this being a simple sale of an equitable interest theory..

GeorgeIts kinda like this,,,If you fill a 3 gallon tin bucket full of butter milk and drill a dozen 1/2" holes in the bottom of that sucker in a circlular pattern ,,well that there bucket fulla buttermilk is a  gonna drain a Hell of a lot slower than that same bucket with a 6" diameter hole in it Okay?
