If he has a limited amount of recent customers that's a flag.......If you're really serious about flushing out recent events go to the building department and look up recent permit applications (public record).I should have mentioned this first but the first two questions are 1) are you licensed / whose license # is going to be on the permit. 2) are you insured.

An internet stranger brought up the very good point that there's literally no reason NOT to have as much HELOC open as possible since the payment on $0 drawn is $0, and there's a lot of family emergencies that can be solved by clicking my mouse 10 times and dumping $50k into my checking account.

The percentage may differ based on the individuals and their needs but again the diversity needs to be there.I'll always be a RE guy first because that's what I know best but if you can tax free money from a cash out refinance, place it into an F.I.A. ( Fixed Indexed Annuity ) an literally be guaranteed not to ever lose money unless you withdraw it during the surrender period.

And we DO NOT allow automotive engine repair to be done in the living room anymore.OMG, I once bought a house where the guy literally pulled the engine, took it into the bedroom, and repaired it there.
