I think it is illegal to discriminate against Section 8 and you have to consider Section 8 with the exact same magnifying glass as every other tenant.As for finding the tenant from hell, always remember that just like a clown going to an interview for a job, applicants always put their best 'Game Face' on when you are interviewing them.

Ask around, get references, interview the lenders, and find one you are comfortable with who will not only lend you the money but also help mentor you along in the renovation process - if your lender is actively helping you to succeed then thats a great sign that they are trusted partner for the long term.

Hi All, thanks for the feedback, I realized that more than leasing fee a PM company should be really top notch in other services - such as handling tenants , sense of urgency in times of repairs, ability to interview/vet tenants, above all ability to lower operational costs, have a good network of vendors/contractors who can fix repairs for lower costs, who can ping point whether a issue was caused by tenant or not.
