@Johnnie FairAre you referring to regular FHA loans with escrow for minor repairs or 203K loan?

there is a group of us that meet on a regular basis you should come along and meet some folks.  

@Joseph Renteria, if you've been regularly saving, and already have say $30k saved in an account, you should probably ask your BANK directly: Do they have a COMMERCIAL Lending Department, whose job it is to look more closely at the "deal" you want to buy, rather than your already-owned assets/income?

Thankfully had flood insurance in place on our rentals, in addition to regular policy.  

@Marcus Auerbach - I didn't mention in my initial post that the other tenant in this duplex, whom shares a yard, complains about the dog waste and cigarette butts on a regular basis, a few times weekly.

When you make an offer to buy, just plan on a full gut remodel.If these are regular honeybees, they generally don't attack unless threatened.  

You just install as you would for regular grid and screw drywall to it.

My goal with Real Estate is to have a large portfolio of properties generating income while still working my regular job.

In the meantime, I end up with tenants that don't pay, they trash the place because the PM co wont inspect regularly, and then ultimately get evicted or leave, holding me with unpaid rent I will never see again.  

They want regular payments, all the time.
