I have noticed that while I can remember clever ideas from podcasts I don't learn as much from audio books as I do from a hard copy that I can write in and highlight.

Print out your landlord tenant laws, read them, highlight them, take notes over them and then repeat process. 

I didn’t take away much from the show personally other than some of the local highlights and offerings of Hudson, which gave me a few ideas to incorporate into my listing description.

I have a "pitch deck" I send to private lenders that I'm networking with that highlights typical deal structure, shows the numbers on previous deals I've done, and shows you exactly what type of returns you will be expecting. 

My application states in bold/highlighted text right at the top "ALL SECTIONS MUST BE COMPLETED AND BE LEGIBLE".
