Hats off to the founders / marketers on BP.   

Just be open and honest and put your problem-solving hats on.

Don’t use the extra money to buy fancy shoes and a new hat—live comfortably but be frugal.

I tip my hat to those active investors that focus on SFH and other rental properties that can sometimes hit it out of the park with great cash flow and ROI, but personally, it's not really what I am interested in doing. 

Also Hats off to @Sam Craven for gracing this thread before his newfound Celebrity on one of the latest podcasts.

I agree with many here, cap rates are one tool used for guidance…not the only tool to hang your financial hat on.

So to wear the sellers hat I had 3 1. 7 million dollar spec homes in Charleston  SC  sold 2 of them this last quarter.. 

I spent a lot of time a few years back trying to get page rank on new websites using white hat techniques and link building.

Try to avoid investing situations where  you have to pull rabbit out of a hat tricks to accomplish your goals.
