All I use is the ledger, downloads, and report generation, I don;t manage investments or payrolls.I've tried searching what's out there, but most web based things can't import previous transactions, and I don't want to start fresh and still have to open Quicken to see old transactions, like "when did I buy that fridge for apt 2A"?

Tenants I just evicted completely maliciously destroyed my house from taking kitchen cabinet doors, shower door, lighting fixtures. fridge, broke windows and more but the worst was writing in permenant marker vulgar and threatening messages using my name on both the inside and outside walls.

I do not include any appliances, other than a fridge for my rentals in C/D class neighborhoods.

If aiming for high end, I'd swap them for stainless steel and have water/ice in the fridge door. 

For the current roommate situation, I would keep the fridge with the dings.

For example, we label/assign all shelves in the fridge, pantry, and freezer.

I'd put some traps between the side of the fridge/washer/dryer and the adjacent wall. 

I've already cleaned the used appliances (range and fridge and range fan and microwave) AND cleaned all the cabinet doors brought home for that specific purpose.
