These things can show someone is responsible, but since you aren't borrowing money, technically it is not "credit" and does not appear on a credit report.It's actually quite disappointing how our society, and my industry as well, frowns on folks that are averse to consumer debt.

I’m fortunate, I’ve screened great tenants and while I never give away money I do allow them to pay late with no fees, I never charge late fees and they appreciate how understandable I am, they really don’t want to disappoint me!

For out of state folks who are not familiar with Texas HELOC rules, we have a regulation where your CLTV on your home cannot exceed 80%, meaning that today if I wanted to take out a HELOC on my home, I would only be given access to 3% of the equity (a disappointing $6000-ish).

In the past when we've tried to find someone we've been very disappointed, it seems like landlord/tenant is mostly the province of bottomfeeders, the lowest functioning lawyers.

You think back and realize that the illegal ferrets look good now.They don't know that you know and you ignore it and pretend you don't know anything about the pets.You could say you know about the ferrets and you are disappointing they didn't tell you about them, but you are willing to waive this one lease violation provided that the ferrets don't cause any issues.I think the ferrets will cause less trouble than dogs or cats so I would try and work out something or ignore it to keep an otherwise good tenant.
