Unlike personal property, real estate also requires agreement on closing date, repairs, etc., so even if list price, cash is offered, another term might not work, so likely no way to hold a seller to sell until they actually sign an offer.

Hey everyone, I am a land investor (3 years experience and over 100 transactions to date) who has seen this company in many states but I have never spoken to the owner (even though I called once because I had a lead on a land deal that I thought would fit his inventory and just wanted to wholesale it instead of buy it myself).  

For borrowers with higher reserve allocations, they could consider making a cash offer and coordinating a cash out refinance at a later date.

If speaking with another STR owner, I would introduce myself as a fellow investor/STR owner.

Owner Rez sounds like it may be a bit dated and less user friendly, and Lodgify may be primarily good for it's booking system, but otherwise limiting from a features standpoint. 

I did 1031s, paid no tax and bought newer, nicer, more up to date properties with central air, garages and built since the turn of the century, and I don't mean 1900. 

@Julie Fry Hey Julie, what would be the best way to look for a studio in Fairbanks, I know a fellow Veteran looking for a place to rent, figured I would ask around the forums.

I also have enough credit to flip the property and make a profit on it, rather I decide to mortgage it or not it, lease it at a later date, or both.
