thats an understatement.. any property bought in those counties in the early 80s has gone up 6X to 20X  I had one in Sonoma county that I paid 27k for in mid 90s and sold in 2020 for 2 million  :)  I think I have done well on my San Diego RE purchases, but none have close to that multiplier (I do have one that has more increase than that but it cost $775K so its multiplier is a little over 4, it is not my highest multiplier).Coastal California has produced great returns for the RE investors.

Generally piers need to be set 7' apart, so 7x7= 49sf.Let's say the house is one story @ 1,400sf. 1400/49 = 28.6 or total of 29 Piers.Now multiply the number of piers by $250. 29x250 = $7,250.Now add $200 for permit & $400 for Engineer's letter (yes, both of these are required by the City). 200+400 = $600Total foundation price = $7,850.In the above scenario, this assumes all piers need to be replaced (this is usually not the case).

The renter criteria I used initially was as follows:*Min. 3x rent multiplier *Credit score of over 650+*Small dogs and cats are ok*No smoking *No criminal record & eviction history*The first step was to take really good pictures and write a nice and detailed description and list the unit on Zillow Rental Manager and FB Marketplace.
