what is the best way to find discounted 2-4 unit mutiplex properties? would most of them be FSBO that want to just get them off their hands or normal motivated sellers?

Finding them: Drive around, note ones you think might be worth buying and hit the county clerk's office to find the owners. Once you have their name and address I'd start sending letters letting them know you are interested in buying their property.

Or knock on doors and ask whomever answers how to get in touch with the owner because you are interested in buying.

FSBO: not necessarily. I found both of the places I own via the MLS. It wasn't tricky, nor did I creatively finance either. If you offered me the right price on either of my places, I'd sell in a heartbeat. There doesn't seem to be a "typical" MFH owner. Once you learn the intimate details of your selected area, I'd bet you find that there are a few owners that own multiply properties.

Side Note: The usefulness, or uselessness, of the MLS seems to be geographically relative.
