@Andrew Syrios I have had decent success investing out of state, but out of state BRRR is a whole new dimension of risk and I'm trying to figure the best method(s) to attack it.  

So, just like their constant attack/desire to repeal Obamacare, they looking to go after the IRA Act just like they are trying to kill the additional funding to the IRS. 

The key for us was to stay in a clear headspace and try to attack each surprise logically and collaboratively with everyone involved.I hope this insight into the SBA(504) process for our deal helps answer other new investor's questions in considering leveraging the SBA as a lending option on commercial real estate.

Tenants here don’t attack you physically (myth) and they understand you have the legal power to remove them from their home.

AS for process I totally agree with Paul H.. thats exactly how we attack them.in states I have not worked I might just hire a local civil to do the feasibility study which includes all those items and I normally pay 3 to 7k for that work.. if it does not pencil you walk if it does you proceed forward.. its just the cost of doing business but money well spent to keep you from making bigger boo boo's

The reason you put it in an LLC is to project you from personal attacks from others. 

The list might become an invitation for tenant-advocacy groups to find a way to attack your business with some kind of discrimination complaint.

However, male agents have also been attacked and murdered.

Buyer's are a party.I don't think any real estate agent is worth $500k and that's why the traditional real estate model is under attack from all directions.
