My last flip had the well closer to the line than allowed and there was a recorded document from the state whereby the previous owner acknowledged it was within the minimum setback from the side boundary, so if someone built next door (was vacant land and still is....), and their leach field was close to the boundary, it might have run into our well.

If you want to be sure, write a simple statement at the bottom of the lease and have the tenant sign it:"Landlord and Tenant hereby acknowledge this lease shall continue on a month-to-month basis until terminated by either party in writing and with proper notice."

Now realize that you are speaking to someone who has stated MULTIPLE times in this forum that this is my FIRST DEAL and I will proudly acknowledge that I am learning the "process", so to tell me it doesn't make sense vs. suggesting other ways to go about getting deals, possibly sending a link to another forum that could help, or any other helpful advice, makes me very glad that you are not someone who is coaching me The second part of your commentary I appreciate and I have also heard before so my next approach with a deal will definitely be smarter and a non MLS property.

I will happily acknowledge that I have mulled over forming an NARPM chapter here in Toledo, again I'd have to figure out the value of such an effort.It feels like the NARPM designation has coastal presence but doesn't have any benefit on the US interior.
