I've met very few that are uncontrollably victims of circumstance.Those observations have led to my advice for the OP:Give the tenants a couple months to figure it out but let them know what the rent is going to either eventually or all at once and let them know you've given them the extra time because you know they've lived there for a while and given them plenty of time to move.

I think it's all preference at the end of the day, but I would not advise to buy a property in hopes of appreciation, as that is just gambling.
