As a newbie I would love to say that I'm not terrified by the mountain that seem to loom in front of me as a 19 yr old college student who is currently fighting to pay down federal loans that are accruing, but what I can see from re-reading this forum is getting a mentor is important for success.

I saw the topic, but didn't re-read the threads, just a comment, IMO.I suggest you study what some might say, it will certainly give you points to cover and probably some info to use to counter objections or answer questions.....but,I'm pretty good at cold calls and IMO you need to say who you are and then ask if they have a moment or should you call back at a better time, they will usually say go ahead.....Be personable and compliment them in some manner....nice house with potential, whatever.....Get to the point and don't waste my time.
