Good luck. 10-15% on a syndication for me is not attractive because i believe i can far exceed those returns on the right deals ( and i believe any smaller investor , especially in the sub 1M space can ) if they work hard enough and become knowledgable enough -you might have to tweak your asset class strategy and what markets you are in though )

On the flipside, I'm sure the experts are tired of hearing of beginners looking for help but not following through or staying committed.My thought to overcome this dilemma is to start analyzing deals (using bigger pockets software or an excel template) and ask an experienced (hopefully local) investor to check the inputs and assumptions and explain how/why they would tweak the model.

If it is a way to get a foot in the door then I am all for it but maybe moving forward you can tweak the terms when you have a track record to prove yourself.
